Riversound: An Interview with Ricky Caperton, Planning Manager

After over two decades of planning, the Riversound project (formerly known as Napa Pipe) is coming to life along the Napa River. This 154-acre phased mixed-use development is set to significantly enhance Napa's housing and commercial offerings, serving as a major source of economic development for the City. We sat down with Ricky Caperton, City of Napa's Planning Manager, to learn more about the project's site plan and planning process.

Development on the project is well underway, as Caperton notes, "Brookfield Properties has begun construction on several residential blocks, with model homes now open. Costco broke ground about a month ago. The major infrastructure is in place, paving the way for efficient development."

Designed to be a vibrant hub, Riversound leverages the beauty of the Napa riverfront to meet community needs with expanded housing options and increased business presence. The project serves as a huge milestone in achieving the City's economic goals, offering a key source of job creation and sustainable economic development, while providing much needed housing and affordable housing.

Riversound isn't just about new buildings; it's about creating a vibrant community. For instance, the project's trail network will connect to the Napa Valley Vine Trail, enhancing citywide accessibility. The development's denser housing style, with homes on smaller lots, introduces a new urban living option to Napa while maintaining the city's character.

The multi-purpose development features a number of key elements that make this project a cornerstone of Napa's future:

  1. Diverse Housing Options -- The site plan includes approximately 945 residential units, including single-family homes, townhomes and at least two parcels dedicated to affordable housing.

  2. Economic Expansion-- Riversound will feature 200,000 square feet of office space and 154,000 square feet of industrial space.

  3. Retail Opportunities -- Anchored by a long-awaited, 154,000 square foot Costco, the Riversound development will also feature space for small businesses.

  4. Community Amenities-- The project includes 34 acres of parks and open space, including beautiful riverfront access

  5. Smart Growth-- Development is taking place in phases to ensure sustainable progress

  6. Historical Preservation- Incorporating public art that honors the site's industrial past.
