Virtual Discussion on New Adaptive Reuse Regulations

The City of Tucson Planning and Development Services Department (PDSD) invites the community to participate in a virtual meeting to learn about upcoming changes to Tucson's regulations on adaptive reuse and provide input. Adaptive reuse is the process of repurposing an existing building for a new or different use while retaining its original architectural features.

The Arizona State Legislature recently passed HB2297, which requires that by January 1, 2025, at least 10% of all existing commercial, office, or mixed-use buildings be used for multi-family residential development or adaptive reuse.

Although Tucson's Mayor and Council have adopted local codes permitting the reuse and reinvestment in older, nonconforming buildings, the new State legislation requires additional updates. On June 18, 2024, the Mayor and Council directed staff to amend City codes to align with the State's municipal zoning requirements.

PDSD invites the community to provide feedback on the proposed modifications to Tucson's development standards as required by the State Legislature.
