Positive Declaration
Suffolk County - The Town of Brookhaven Town Board, as lead agency, has determined that the proposed NCA Properties, LLC at Coram may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. The action involves a change of zone from J-Business-4 to J-Business-5 for the development of a motor vehicle fueling station with an accessory convenience store. Town Board Special Permits will be required for the motor vehicle fueling station and the 2,995 square foot convenience store as an accessory. Special Permit waivers will also be required. The proposed action is not consistent with the Town of Brookhaven adopted Final 2006 Middle Country Road Land Use Plan for Coram, Middle Island, and Ridge and a Draft Supplemental Environmental Impact Statement (Draft SEIS) to the Final 2006 Middle Country Road Land Use Plan for Coram, Middle Island, and Ridge Generic Environmental Impact Statement (GEIS) will be required.. The project is located at 2201 Route 112, on the northeast side of Port Jefferson-Patchogue Road (NYS Route 112) in Coram, Town of Brookhaven, New York.
