DALLAS, Nov. 21, 2024 - JLL today announces four leases totaling 53,900 square feet at Lakeside Square, the 409,544-square-foot, Class-A office building located in North Dallas. Among the newest tenants onsite are Audacy, an audio media and entertainment company; Buckner International, a faith-based nonprofit ministry; Sweet James, a Texas-based accident law firm; and SmartMoving, an all-in-one software platform for moving companies. JLL Senior Managing Director Trevor Franke, Senior Vice President Gini Rounsaville and Associate Hudson Neuhoff handle leasing efforts at Lakeside Square on behalf of building owner Acram Group.
"With so much of the metroplex residing north of Dallas city limits, Lakeside Square provides convenience and quality," said Matt Cassin, Managing Principal at Acram Group. "We are excited to welcome several new tenants that will benefit from the thoughtfully integrated amenities onsite, especially as today's workplace continues to evolve."
Taking a full floor (24,000 square feet) at Lakeside Square, Audacy's space will be a nontraditional office layout, outfitted with recording equipment and sound studios. The Pennsylvania-based entertainment and media company has a presence in numerous key U.S. markets and owns several local radio brands in DFW, including 105.3 The Fan, 98.7 The Spot and ALT 103.7, among others. Deme Mekras and Travis Boothe with Cushman & Wakefield represented Audacy.
Relocating from its longtime downtown Dallas location at Plaza of the Americas, Buckner International will move into a 20,100-square-foot office at Lakeside Square in Q2 2025. Based in Dallas, the nonprofit serves the most vulnerable through services such as foster care and adoption, senior living centers and family programs. The ministry is active throughout Texas as well as in the Dominican Republic, Guatemala, Honduras, Peru, Mexico and Kenya. Tyler Howarth and John Armes with Holt Lunsford represented Buckner International.
"The Buckner International headquarters, known as our support center, has been in downtown Dallas for the past 25 years. After carefully evaluating where most support center employees reside in the DFW-area, we decided to relocate to centralized leased office space in Lakeside Square in North Dallas. We will occupy this new location by June 1, 2025," said Albert Reyes, president and CEO of Buckner International. "The new office space in Lakeside Square will be built out to better fit the needs of our hybrid work policies for support center employees. It is also extremely accessible to our multiple program locations around Dallas and Fort Worth so that we can continue to support these programs as they serve vulnerable children, families, and seniors in Texas and internationally."
Relocating from its current space at Hillcrest Tower, moving company solutions platform SmartMoving will take 6,800 square feet of space at Lakeside Square to accommodate approximately 25 employees. Additionally, Sweet James Accident Attorneys has moved into a 3,000-square-foot space at Lakeside Square. The law firm specializes in various types of motor accidents, as well as wrongful death and injury-related cases. Al Paniagua with ProStar Commercial Real Estate represented SmartMoving, while Lauren Preola with Hart Commercial represented Sweet James.
Situated at the intersection of North Central Expressway and LBJ Freeway, Lakeside Square is a highly amenitized office destination with accessibility to more than 30 dining options, including Corner Bakery, Mattito's and Chipotle, among others. Having previously undergone an extensive renovation process, the Class-A office tower features a modernized tenant lounge, conference facilities, expansive fitness center, full-service café and coffee bar, among other premier offerings.
"Recent increased leasing activity at Lakeside Square is a testament to the versatility and connectivity the building offers a wide variety of users. We are thrilled to provide local businesses with such a top-tier offering at a reasonable rate," said JLL's Rounsaville.
