If you're dreaming of a property sale that's merry and bright, now is the perfect time to get your home on the market.

Especially if you're planning to transform your current home into Santa's grotto for Christmas, you'll want to book your Foxtons valuation as soon as possible.

Why? Well, we talked to Laura Downham, Team Leader of Foxtons Specialist Video & Photography team, about her top tips for getting your property photography shot this winter. Her first tip was: photos before festivities.

Wrap up your sale prep before the holidays

"If you want to get in on the New Year rush, you'll benefit from planning ahead."

If you can resist those sleigh bells a little bit longer, ring Foxtons first. We can come value your property, help you make a plan and get the details organised - including property photography - all wrapped up nice and neatly before the tinsel comes out.

Rightmove has said, "Buyer demand, measured by the number of buyers sending enquiries to estate agents about homes for sale, more than tripled (+250%) from Christmas Day to Boxing Day last year, with buyers no longer distracted by the festivities."

Our data agrees - Foxtons webpages for property for sale and property for rent tend to get a huge bump in traffic as people browse over their holiday break. You'll want yours to be a part of it.

The home of their sugar-plum dreams

Now, you might be saying "but my Christmas decorations are already up!" No need to worry, our Specialist Video & Photography team know just how to showcase your festive home.

However, Laura recommends, "The tree, especially, can make even a big room feel smaller. We want to show how big and spacious your reception room is, as a priority. We can always work around a tree, but if you can prepare the Christmas tree so you can easily move it out of shot, you'll really open up the space."

We'll keep listing properties through December, as savvy sellers prepare for January's rush. And after the holidays, if the festive decorations make your listing photos feel a little out of season, no problem - just let us know and we can easily update the pictures for you.

Bear in mind while decking the halls

So, how important is the wrapping, really?

Your buyer will want to make the property their own. They're not buying your sofa or your art prints. Why does it matter what you've got on display - whether it's dancing Santas or a fresh bouquet?

Turns out, buyers are actually captivated by your property's interior design and furnishings, even if those items aren't included in the sale.

In fact, a Zoopla study using eye-tracking technology found that a jolly 37% of viewers admire the furniture, while 31% are drawn to the flowers and greenery.

So, go ahead and deck those halls - just make sure you've kept your potential buyer in mind.

The holly on your own front door

At the end of the day, and the end of the year, you can trust your property goals to Foxtons.

If you're looking for the perfect sale to fuel your onward move, book a valuation.

If you're considering becoming a landlord, we'll get you started on the right foot.

If you've got to move fast and you're looking for a Christmas miracle, Foxtons Auctions will make it happen.

Whatever you're looking to achieve this winter, we get it done.
