City of St. Petersburg Advances Zoning Changes for Warehouse Arts District and 22nd Street South Corridor

ST. PETERSBURG, FL (Sept. 17, 2024) - The St. Petersburg City Council has taken a significant step toward transforming the Warehouse Arts District and 22nd Street South corridor. This month, St. Petersburg City Council unanimously approved zoning amendments and a Target Employment Center (TEC) overlay designed to boost housing, job creation, and commercial opportunities in the area.

The new zoning changes are part of broader efforts to promote transit-oriented development (TOD) in historically industrial and underutilized parts of the city. These changes align with the City's growth strategy, leveraging the SunRunner transit service to increase connectivity and livability. The TEC overlay covers approximately 58 acres and will provide flexibility for mixed-use developments that incorporate both employment hubs and residential spaces.

"This is a pivotal moment for the Warehouse Arts District and the 22nd Street South corridor. By adopting these zoning changes, we are not only preserving the unique character and industrial heritage of these areas, but also creating new opportunities for housing, creativity, and economic growth," said Mayor Kenneth T. Welch. "These amendments reflect our commitment to smart, sustainable development that connects our neighborhoods and supports the thriving arts community that makes St. Pete so special."

The TEC overlay will support light manufacturing, creative arts industries, and new commercial activities while ensuring that industrial and manufacturing spaces are preserved. Additionally, it will allow for developments such as artist retreats, retail stores, multifamily housing, and recreational venues-all designed to enhance the neighborhood's vibrant cultural scene.

What's Next:

The next package of amendments will focus on the Sunrunner corridor from the Grand Central District west and address the City's Commercial Corridors by considering increases in the allowed density, workforce housing bonus provisions, and intensity allowances.
