City of Riverside Makes Large Land Tract Available for Development

Notice of Availability issued to solicit ideas for land development north of downtown

RIVERSIDE, Calif. - The City of Riverside is moving forward with development of the first portion of a nearly 2,000-acre tract of land owned by the City as envisioned in the City Council-approved Northside Specific Plan. A formal Notice of Availability has been released seeking development proposals consistent with the Northside Specific Plan for the first 126 acres of the land tract.

The property, north of Highway 60 and south of Colton known as the Northside is made up of a collection of unique neighborhoods. The Specific Plan includes the Guiding Principles, Goals and Policies integrating high quality new development with existing neighborhoods to foster future economic development.

Proposals should aim to fulfill the vision for these areas identified for recreation, trails, pathways, active open space as well as a new thriving mixed-use development. Special attention should be paid to linkages with the Santa Ana River, the Village Center, Trujillo Adobe Heritage Village and Downtown Riverside.

"The Northside is an incredible historic and culturally valuable area of Riverside," Mayor Patricia Lock Dawson said. "This effort offers an opportunity for the community to work together and bring much needed investment to the area"

"Through extensive community engagement the City has developed a specific vision for the Northside land tract benefiting both the community and potential business investors," said City Manager Mike Futrell. "As the largest undeveloped land tract in Riverside, it offers enormous opportunity for creative placemaking and community friendly commercial development."

The Notice of Availability will remain in place for 60 days, at which time the City will determine whether proposals will be advanced to negotiations.
