Mexico City, November 21, 2024 - The International Finance Corporation (IFC), a member of the World Bank Group, has announced an MXN 6,011 million (US$301 million) financing package for Vinte Viviendas Integrales, S.A.B. de C.V. (Vinte) to support the Vinte Green PCG Project. This initiative aims to expand access to affordable, energy-efficient housing in Mexico, addressing the country's housing deficit and contributing to its climate goals.
IFC's investment includes an "A" loan totaling MXN 1,150 million (US$58 million). This financing will support Vinte's acquisition of Servicios Corporativos Javer S.A.B. de C.V. (Javer), a leading local real estate developer, and fund post-integration capital expenditures and working capital needs.
In parallel, IFC's mobilization efforts are expected to attract additional private sector funds, including debt and equity investments for up to MXN 4,861 million (US$243 million). This catalytic role will enhance the credit profile of the financing package and enable Vinte to access the local bond market, even amid current economic volatility.
The Vinte Green PCG Project is aligned with Mexico's strategic objectives to enhance private sector investment and provide inclusive and sustainable infrastructure services. By implementing green building standards, the project will contribute to Mexico's climate change mitigation and adaptation efforts. Vinte, a pioneer in EDGE-certified homes, plans to certify at least 90 percent of its new developments, ensuring significant energy and water savings.
"Thanks to the strong strategic relationship with partners such as the IFC, Vinte has come the homebuilder with the largest number of EDGE homes certified worldwide and has been able to grow in total annual revenues more than 24x since 2008, considering Javer acquisition´s proforma as of the 3Q of 2024" said Domingo Valdés Díaz, CFO and Board Member.
"IFC's investment in Vinte underscores our commitment to supporting sustainable and inclusive housing solutions in Mexico," said Juan Gonzalo Flores, IFC's Country Manager for Mexico. "By expanding access to affordable, green housing, we are addressing critical development challenges and contributing to Mexico's climate goals."
The Vinte Green PCG Project is expected to have a significant development impact, including increased access to quality affordable housing and improved energy and water efficiency in new and existing properties. The project will also promote competitiveness in the Mexican housing sector by enhancing Vinte's capabilities and encouraging the adoption of green building practices.
