NOTICE IS HEREBY GIVEN that a Draft Initial Study is available for review for the above referenced Project. The project site is located in an existing residential neighborhood near the intersection of Tiburon Boulevard and Trestle Glen Boulevard in the Town of Tiburon. The Project would amend the general plan and zoning designations of an 11,700-square foot portion of the approximately 24,730 square foot subject residential property at 202 Trestle Glen Terrace from Planned Development/Residential Planned Development (PD-R/RPD) General Plan/Zoning designation to MH/R-1 General Plan/Zoning designation so that the entire Project Parcel of 202 Trestle Glen Terrace will have the same General Plan land use designation of MH (Medium High Density) and the same Zoning designation of R-1 (Single-Family Residential). Although not part of the Project, it is the intent of the property owner to submit applications to renovate and expand the existing home and other improvements on the property, including a 1,945 square-foot addition and 270 square feet of new deck area. The General Plan and Zoning Amendment applications are a prerequisite for these future applications.
A Draft Initial Study has been prepared for the project in compliance with the California Environmental Quality Act (CEQA). The Draft Initial Study concludes that all potential impacts would less-than-significant. The Draft Initial Study is available for review at the Planning Division, Tiburon Town Hall, 1505 Tiburon Boulevard, Tiburon, California, and at the Belvedere-Tiburon Public Library, 1501 Tiburon Boulevard, Tiburon, CA. The Draft Initial Study may be viewed beginning Wednesday, November 20, 2024, on the Town's website at www.townoftiburon.org. Written comments on the Draft Initial Study are encouraged during the public review and comment period, which begins on November 20, 2024, and ends at 5:00 PM on December 9, 2024. The Tiburon Planning Commission will consider the Draft Initial Study, Proposed Negative Declaration, and Project applications at a public hearing beginning at 6:30 PM on Wednesday December 11, 2024. The Planning Commission action will be a recommendation to the Tiburon Town Council. The Tiburon Town Council is tentatively scheduled to consider the Draft Initial Study, Proposed Negative Declaration, and Project applications at a public hearing beginning at 6:30 PM on Wednesday, January 15, 2025.
