• Westminster City Council has entered into a Pre-Construction Services Agreement (PCSA) with McLaren Construction (McLaren)ahead of the second phase of its Ebury Bridge development, the largest affordable homes project in south Westminster in 50 years.
• Following a competitive tender process, demonstrating technical and commercial excellence, McLaren has been appointed on a contract worth £4.8m.
• McLaren will work as the main contractor for the project over the next 12 months, under the PCSA agreement. Following a successful PCSA, Westminster City Council may enter into contract with McLaren for the build stage of phase two of Ebury Bridge.
• The Ebury Bridge development will create a sustainable neighbourhood, delivering 781 homes across three phases. Phase one (226 homes) of the development is expected to complete this autumn with main construction works for phase two commencing in winter 2025, delivering an additional 334 homes.

Westminster City Council is collaborating with McLaren Construction (McLaren)under a Pre-Construction Services Agreement (PCSA) ahead of phase two of its Ebury Bridge regeneration, South Westminster's largest affordable homes project in over 50 years.

Over the next 12 months, McLaren will work as the main contractor on the development, following which Westminster City Council may enter into contract with McLaren for the build stage of phase two of Ebury Bridge, expected to start in winter 2025.

Located in Knightsbridge and Belgravia, Ebury Bridge is one of the council's flagship regeneration projects set to rejuvenate an existing 1930s estate, revamping it into a sustainable neighbourhood. This regeneration scheme will deliver 781 high quality and sustainable homes across all three phases, with 370 of these set to be new or replacement council homes for social rent.

It will also provide facilities and spaces supporting the health and wellbeing of residents, including a new community hub, nursery, play facilities, fitness centre, and four high-quality public squares and pocket parks. In addition to this, approval has also been granted for an extended high street comprising new local shops and cafés.

With broad expertise ranging from regeneration, residential and mixed-use development, to construction and investment, McLaren was selected following a competitive tender process, during which it was commended for its technical and commercial expertise.

The project fulfils a key pledge in the Fairer Westminster strategy, which commits to maximising the number and quality of affordable homes and ensuring the housing needs of everyone in the city are met. This comes at a time when central London faces an acute need for a range of housing provisions.

Phase one of the Ebury Bridge regeneration is currently underway, with 226 homes being built and the first residents expected to start moving in this autumn. Phase two will commence in winter 2025, and deliver 334 homes.
