Final plat of Carver Corner Subdivision on Council agenda

MUSCATINE, Iowa - A resolution approving the final plat of the Carver Corner Subdivision and a resolution setting a public hearing on zoning changes for that subdivision are on the City Council agenda for its July 18 meeting.

The Council meeting begins at 6 p.m. and the public is welcomed, and encouraged, to attend the session in person. Muscatine City Council meetings are open to all individuals regardless of language spoken or disability. Any person requiring a reasonable accommodation to participate should contact the City Clerk's office at 563-264-1500.

Carver Corner is a prime riverfront property containing a 5.6-acre site of city-owned land with plenty of redevelopment potential. To facilitate this redevelopment the City has submitted a preliminary/final plat that redraws the property lines. If approved, the new plat will accommodate the redevelopment of the acreage and the upcoming realignment of the Hershey Avenue/Green Street intersection.

The second of the process will be rezoning the site, which would require an ordinance change. Setting a public hearing for August 1 on the zoning change is the first step in that process.

The Council will also be asked to accept the transfer of a County held tax sale certificate and authorize City staff to begin the process of obtaining the tax sale deed for the property at 519 Orange Street. The purpose of this proposed acquisition is to create a pocket park as part of the Mulberry Revitalization Project.

Work to demolish the property at 417 Mulberry was recently halted as the demolition contractor, Valley Construction, discovered a shared wall between the building and the building at 413 Mulberry. The Council will be asked to approve a change order that will allow for a new support wall to be built inside the building at 413 Mulberry and allow the demolition to continue.

Also on the agenda are a:

  • Request to approve the purchase and installation of playground platform replacement at Brook Street Park and Lucas Street Park;
  • Request to authorize the 2024-2025 City Deer Hunt; and,
  • Request to approve an agreement with the Iowa DOT accepting the State Transit Assistance (STA) for Fiscal Year 2025.
