Fox Rothschild recommits to Downtown Raleigh and will relocate to Raleigh Crossing

RALEIGH (October 22, 2024) - JLL today announces that the national law firm of Fox Rothschild plans to relocate its Raleigh office to a 16,000-square-foot space at 301 Hillsborough at Raleigh Crossing, a 293,049-square-foot Class-A tower in the heart of Downtown Raleigh. The new location will enable the firm to expand its operations in the Triangle and grow its national presence, which includes over 1,000 attorneys across 30 offices. JLL Managing Directors Matt Winters and Kimarie Ankenbrand represented Fox Rothschild in the transaction. Fox Rothschild plans to move early next year.

The Raleigh office features more than 25 attorneys who advise clients on a full range of legal matters, including litigation, appellate, land use and zoning, energy and infrastructure, corporate, real estate, health and labor and employment law. The new space gives the firm a prime location in Downtown Raleigh.

Located at 301 Hillsborough Street, Raleigh Crossing is a landmark mixed-use destination, strategically positioned with easy access to the Capital, Warehouse and Fayetteville Street districts. 301 Hillsborough is the first phase of the larger development and includes the trophy office tower with striking architecture, 360-degree views, floor-to-ceiling windows, an 11,000-square-foot sky park, a tenant lounge, a modern fitness studio and more. The new lease brings the office building to 99% leased. Raleigh Crossing will also include 18,000 square feet of retail and a residential community.

According to JLL'sQ3 Raleigh-Durham Office Report, anticipated tenant demand continues to grow, as the absence of new development will heighten competition for existing high-quality assets. As a result, tenants are likely to engage the market earlier to secure desirable spaces. However, with capital markets showing signs of recovery and increased activity in debt and equity, JLL predicts that investment in existing assets may become more attractive, as newly delivered, trophy space like Raleigh Crossing nears full occupancy.
