Anaheim approves OCVibe development plan

ANAHEIM, Calif.(Oct. 29, 2024) - OCVibe, a $4 billion project underway around Honda Center, saw approval of an updated development plan at at Tuesday's City Council meeting.

The approval, which updates a plan first adopted by Anaheim's City Council in 2022, allows for additional apartments, including more affordable apartments, and less office space as part of the larger OCVibe development. The update reflects lower demand for office space and continued strong demand for homes.

The updated development plan calls for eliminating the 384,000-square-foot Arena Corporate Center office complex just north of Honda Center.

The office complex is set to be replaced with up to 750 additional apartments, 15,000 square feet of retail and up to 325,000 square feet of newly built office space alongside apartments and retail.

The area north of Honda Center could see either 460, 675 or 750 additional apartments, depending on how much office space is built by OCVibe developer Anaheim Real Estate Partners LLC, a company of Anaheim Ducks owners and Honda Center operators Henry and Susan Samueli.

With the changes, the total number of OCVibe apartments would be 1,960 to 2,250, up from the originally approved 1,500.

Total overall OCVibe office space would go to 563,875 square feet, down from 948,250 square feet in the originally approved plan.

There is no change to a planned six-story building with four floors of office space totaling 141,800 square feet that is already in early construction just south of Honda Center.

The update also replaces a commercial concert amphitheater at Meadow Park near the ARTIC transit hub with additional public park space.

In all, the City Council approved a series of changes, including updates to the city's general plan, amendments to Platinum Triangle Master Land Use Plan, amendments to Anaheim Municipal Code, changes to a development agreement between OCVibe and the city of Anaheim and updates to conditional-use permits.

Ordinances approved as part of the proposal require a procedural second vote, which is expected for consideration at the Council's Nov. 13 meeting. If approved a second time, the changes would take effect 30 days later.

OCVibe is a 100-acre development bringing new entertainment, shopping, dining, apartments, offices, hotels, parks and open spaces around Honda Center and ARTIC.

The project is in early construction with parking structures and early roadwork underway along the Orange (57) Freeway near Katella Avenue.

Parking structures are set to open in 2025 with other parts of OCVibe opening in the next few years. Much of the project is set to be complete by the 2028 Olympics and Honda Center's anticipated hosting of indoor volleyball.
