A Vision for 50,000 New Residents: Unique Living Experiences Await

GRAND PRAIRIE, TEXAS - Grand Prairie is growing southward, embracing an unprecedented opportunity with the addition of Goodland, a 5,000-acre master-planned community that will blend the charm of small-town Texas with unique, modern amenities. Located south of US Highway 287 in both Ellis and Johnson Counties, the recent initial annexation extends Grand Prairie's southern boundary by over 1,500 acres.

"This is a significant step in our city's development," said Mayor Ron Jensen. "Unlike many of our neighboring cities, we have the unique advantage of new development opportunities to our south that will drive the growth and prosperity of our city. We recognized the opportunity and took decisive action."

Goodland, brought to life by Dallas-based real estate development firm Provident, will eventually bring over 15,000 architecturally diverse residences set within nature, prioritizing community connections and ecosystem preservation. With a long list of amenities - including shops, restaurants, schools, public and private event venues, regional sports fields and complexes, dance halls, churches, dedicated gathering spaces, unrivaled trail systems, city parks, stocked ponds, preserved green spaces and a calendar of year-round events - Goodland is designed as a "city within a city" where residents can enjoy small-town living without sacrificing convenience. Goodland is also centrally located within a 45-minute drive of the entire Dallas-Fort Worth metroplex, providing access to tens of thousands of jobs across the region. Plans are ongoing for a centralized mixed-use walkable Town Center, complete with civic buildings and other commercial development. Further south on the property near Highway 67, light industrial uses and other exciting private employment campuses are already underway, projects that will contribute vital tax dollars for city growth and future expansions.

This is not the sprawling suburbs of northern DFW or your typical master-planned community. This is a Texas town in the making with a new pattern of life," said Provident Managing Director Rylan Yowell. We are committed to a long-term vision with a desire to be good stewards of the land." Provident plans to incorporate over 1,600 acres of creek corridors and floodplain land into Goodland's design, seamlessly integrating nature into daily life. "We've spent a significant amount of time with intentional planning, and once we complete necessary regional infrastructure, Goodland will have offerings for everyone and at every price point," says Yowell. "There will be housing options of all types, from townhomes to custom homes, to gated active adult communities and everything in between. We're excited to bring our town-sized ideas to Grand Prairie. Goodland Parkway, set to open in December 2025, marks the first step in improved regional infrastructure by linking Goodland to Grand Prairie at Tollway 360 and US Highway 287, ensuring the city's newest offerings are accessible by all.
