New affordable housing coming to North University Drive

On Tuesday, City Council approved the rezoning of property where the Spring Hill Apartments and Spring Glen Apartments are located in Council District 9, along the west side of North University Drive. While the rezoning retains multifamily uses, it would allow for office space and require a development pattern that facilitates walkability along an urban street frontage.

Why it matters: Fort Worth Affordability Inc. will continue to own both parcels and provide affordable housing. Currently, the site consists of 430 units built in 1962. The buildings on both sites will be demolished. The development will be designed to encourage walkability and provide residents with amenities. Open space will be provided in accordance with the City's zoning ordinance and the developer, Ojala Partners, has committed to exceeding the City's minimum open space requirements.

The project on both properties will be developed in phases.

  • Phase 1: Office space and 350 units, groundbreaking in 2026
  • Phase 2: 325 units, groundbreaking in 2029
  • Public greenspace
  • 10,000 square feet of interior amenity space including a clubroom, fitness center and a business center with co-working space
  • Dog park, pool and outdoor games
