that Wal greens went dark. The Walgreens Lease expires in 3/2069 but can be terminated by Walgreens in 2034. Under the Walgreens Lease, Walgreens pays rent of $48.10/SF NNN ($603.5K/yr), of which $22.63/SF ($283,939/yr) is paid to

Borrower and the difference to the Ground Lessor. The Ground Lease term is contemporaneous to the Walgreens Lease. PNL was shipped/emailed to the Borrower on 8/16/2023. NOD was sent on 9/13 and the Loan accelerated the same

day. Borrower notified Lender that they do not wish to work out a deal and the Property will be returned back to Lender. The sale was held on 4/1/24 and Lender was the highest bidder. Lender is working toward completing the process to

receive the recorded warranty deed.
