Positive Declaration
Suffolk County - The Town of Riverhead Planning Board, as lead agency, has determined that the proposed TJOC Real Estate Holdings, LLC - Calverton may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. The action involves the redevelopment of a vacant 15.8 acre parcel of land. There are two separate applications being considered by the Riverhead Planning Board, which are being considered together to constitute the total action. The first application seeks to subdivide the existing property and create a ten (10) lot subdivision, which would consist of seven (7) new single family residential parcels, one (1) stormwater recharge parcel, one (1) sewage treatment parcel to serve the entire development, and one (1) mixed-use parcel. The second application seeks to develop the mixed-use parcel, which has a proposed size of 217,096 square foot (4.98 acres), with a mixed-use development consisting of approximately 30,000 square foot of ground floor commercial space with as-of-yet unidentified tenants, thirty-six (36) one-bedroom apartments on the upper floor, along with related improvements including parking, drainage, landscaping, and lighting improvements Access to the new development is proposed via a new roadway on NYS Route 25. The project is located on the north side Middle County Road, approximately 600 foot west of Fresh Pond Avenue, in Calverton, Town of Riverhead, New York.
